Operational
Requirements:
1. Safe access and adequate off-street parking shall
be provided for the use; an access permit and/or approval is required
from the El Paso County Department of Transportation* prior to
Development Services Department approval.
2. The use is limited to no more than three (3) occurrences
on the property during the year, each occurrence not to exceed
fourteen (14) days.
3. Limited to build-out of the subdivision.
4. Allowed only as an accessory to active construction
activities on the property, unless otherwise allowed within the
zoning district as an allowable use.
5. Shall be limited from June 4th - July 6th annually;
the use must be provided fire protection by an organized fire
protection district or fire department; Fire Department approval
is required prior to Development Services Department approval;
use shall not occur without Development Services Department approval.
6. Any temporary use causing a dust problem will require
dust control acceptable to the El Paso County Department of Health
& Environment.
7. May require El Paso County Department of Health
& Environment inspection and/or approval.
8. Use will be required to maintain applicable zoning
district setbacks.
9. All fireworks sales locations shall post signage
noting it is illegal to shoot fireworks within the towns and cities
in El Paso County and violators will be prosecuted. Each sales
location shall provide either one (1) sign, minimum three (3)
inch letter size, or four (4) signs, 8½ x 11 inches, placed in
a conspicuous location easily readable by the public noting the
language as stated or similar language approved by the Development
Services Department.
10 The use is limited to not more than three (3) occurrences
on the property during the year, each occurrence not to exceed
five (5) days. No site plan is required for this use.
B.
Submittal Requirements and Permit Procedures
1.
A site plan is required which includes, at a minimum,
the following: North arrow Access from all streets and/or drive
areas Parking location Location of use and setbacks from property
lines Lot dimensions Location of other uses/structures on the
property.
2.
A temporary use application must be submitted utilizing
a format prescribed by the Development Services Department.
3.
Any temporary use proposed to be located in a permitted
zoning district and complying with all operational requirements
of subsection A. above shall be issued a "Temporary Use"
permit by the Development Services Department, upon satisfactory
completion of all submittal requirements of this subsection.
4.
Any variance from the requirements of this section
shall require the submittal and approval of a Variance of Use
application, in accordance with the El Paso County Land Development
Code.
