Chapter IV - Section 10

RR-3   Rural Residential District

A.   PURPOSE

This District is established to provide for areas of low-density rural single family residential development.

B.    PERMITTED PRINCIPAL USES - MINIMUM LOT SIZE OF 5 ACRES

      3.   Child Care Facility *10
      4.   Dwelling, Single Family
      5.   Group Home *10

    12.   Tower, Private (See §35.11) #

    USES SUBJECT TO SPECIAL REVIEW (SPECIAL USES) - MINIMUM LOT SIZE OF 35 ACRES

      1.   Fur Farm

D.    ACCESSORY BUILDINGS AND USES

1. Refer to Section 35.1. 2. Home occupations as provided in Section 35.6. 3. Single-family dwelling(s) or mobile home(s) for person(s) principally employed at or engaged in the operation of the farm, ranch, dairy, or fur farm. The total number of residences on a farm, ranch, dairy, or fur farm shall not exceed one (1) unit per five (5) acres.

E.    DEVELOPMENT REQUIREMENTS

    1.    Those uses containing an asterisk (*), refer to the corresponding number in Section 35.5 for additional development requirements.

    2.    Those uses identified with a pound sign (#) are secondary uses to be conducted in conjunction with Principal (Primary) Uses.

    3.    There shall only be one (1) Principal (Primary) Use conducted on a lot or parcel of land. Certain child care facilities, adult care homes, group homes, dairy, farm fur farm, ranch or wholesale nurseries may be conducted in conjunction with a residential dwelling or religious institution as appropriate in accordance with these regulations.

    4.   Maximum percentage of structural coverage of lot: Twenty-five (25) percent.

    5.   Maximum height: Thirty (30) feet.

    6.   Minimum width of lot at front building setback line: Two hundred (200) feet.

    7.   Setback requirements:

      a.   Front yard: Twenty-five (25) feet. b. Side yard: Twenty-five (25) feet. c. Rear yard: Twenty-five (25) feet. d. Stables & corrals: Fifty (50) feet from all property lines. e. Kennels, pens & One hundred (100) feet from all property fur farms lines

    8.   In the event that the land to be partitioned, platted, sold or zoned is burdened by a county road on a section line road along any of its sides, then, and in that event only, the lot width and acreage requirements shall be:

      Five (5) acre lot: Lot width minimum: 165 feet Minimum lot area: 4.75 acres.

F.    GENERAL DEVELOPMENT REQUIREMENTS

    1.   Off-Street Parking - Refer to Section 35.3.
    2.   Advertising Devices - Refer to Section 35.4.
