SKETCH PLAN
BIG VALLEY

Request by Donald L. Booker for sketch plan approval. The three parcels, totaling 228 acres, are zoned A-35 (Agricultural District) and are located at the southwest corner of the Highway 94 and East Ellicott Road intersection. The applicant proposes to phase development of the project using four (4) phases and include the following land uses: 19 acres of neighborhood commercial, 51 acres of single family residential at 0.2 du/ac, 49 acres of single family residential at 0.4 du/ac, 20 acres of single family residential at 1 du/ac, 20 acres of single family residential at 2 du/ac, 40 acres of 4 to 8 du/ac, 8 acres of single family at 8 to 11 du/ac, 5 acres of open space, 6 acres for schools, and 10 acres of right-of way. The 2,100 square foot condominium unit is located at 575 Valley Street, Unit 10, Colorado Springs, Colorado, El Paso County. The parcel is not included within a comprehensive plan area. A request by Donald Liles to allow a Medical Marijuana Land Use (Dispensary/Center) in the I-2 (Limited Industrial – CAD-O District) Zone. The 1-acre property is located at 5953 Omaha Boulevard, Colorado Springs, Colorado, El Paso County. The parcel is not included within a comprehensive plan area.
