LORSON RANCH/ROLLING HILLS TRAFFIC STUDY

Resolution to adopt a Small Area Traffic Study and Transportation Improvement Fee program for the Lorson/Rolling Hills Ranch Area. The Study utilizes a transportation demand model to identify improvements and to allocate the costs among affected stakeholders on a cost per trip basis. The fees are estimated at the time of final plat, but payment can be deferred to building permit. The area included within the study is generally located north of Peaceful Valley Road, south of Drennan Road, east of Powers Boulevard, south and west of Curtis Road. Staff recommends approval of the resolution, study, and fee. (ORP-07-001)

FALCON SMALL AREA TRAFFIC STUDY

Resolution to adopt a Small Area Traffic Study and Transportation Improvement Fee program for the Falcon Small Area. The study is an update to the existing fee program. The update utilizes a transportation demand model to identify improvements and to allocate the costs among affected stakeholders on a cost per trip basis. The fees are estimated at the time of final plat, but payment can be deferred to building permit. The area included within the study is generally located north of Tamlin Road, south of Burgess Road, east of Raygor Road, and west of Highway 24. Staff recommends approval of the resolution, study, and fee. (ORP-02-001)

TEMPLETON GAP CMRS FACILITY

Request by Delores Schubert to renew a previously approved variance of use (VA-01-008) for a Commercial Mobile Radio Service (CMRS) facility (100-foot tower). The 9.36-acre lot is zoned A-5 (Agricultural) and is located one block south of the Woodmen Road and Black Forest Road intersection on the south side of Templeton Gap Road. Request by MVE, Inc. (applicant), on behalf of Aviation Builders, Inc., (owner A request for approval to rezone approximately 32.1 acres from the A-35 (Agricultural) zone district to the PUD (Planned Unit Development) zone district for development of the Springs East Aviation Ranch subdivision, a ten (10) lot single family residential development. The property is adjacent to the Springs East Airport on 2365 Log Road east of Peyton Highway, south of Jones Road. The property is within the Ellicott Valley Comprehensive Plan area.
