SETTLERS RANCH FILING # 2
Request by Hodgen Settlers Ranch, LLC, for Final Plat approval of Settlers Ranch Filing # 2. The proposed 165.23-acre subdivision is in the PUD (Planned Unit Development) zone district. The subdivision includes 43 single-family residential lots with a minimum lot size of 2.5 acres to a maximum of 5.55 acres, along with 15 acres of open space. The property is located ½ mile east of Highway 83, north of Hodgen Road and is within the Black Forest Comprehensive Planning Area. (Schedule No. 61230-00-003).
Request by Matt and Joy Russell for final plat approval of the Armonia Ranch subdivision. The proposed 80-acre subdivision is in the RR-5 (Residential Rural) zone district. The proposed subdivision includes fourteen (14) single-family lots with a minimum lot size of five (5) acres. The property is located at the northwest corner of Burgess and Goodson Roads in the Black Forest Preservation Plan area. (Schedule No. 52140-00-013).
Waiver Request: The applicant is requesting a waiver of Section 6.2.3.C.2.c of the El Paso County Land Development Code, requiring that all planned building areas are provided with a minimum of two separate routes of access.
Request by HPT LLC and Cathedral Pines by Kings Deer LLLP for amended PUD approval
of Cathedral Pines. The proposed approximate 161-acre PUD amendment plan is
in the PUD (Planned Unit Development) zone district. The PUD plan includes 13
additional single-family lots with a minimum lot size of 2.5- acre sites, park
and open space. The property is located west of Milam Road and north of the
Black Forest Regional Park and is within the Black Forest Preservation comprehensive
planning area. . (Schedule Nos. 62020-01-058, 059, 062 and 065; 62010-04-033,
035 and 010; 62010-03-017, 62010-08-006, 011).
