The 1.10-acre site is in the I-2 (Limited Industrial) zone district and is addressed as 1115 Valley Street, which is north of Galley Road and south of Omaha Boulevard on the east side of Valley Street. Request by Morley-Bentley Investments LLC for approval of the Sterling Ranch Sketch Plan, consisting of 1,443.7 acres, proposed for 5,500 residential units, 56 acres of commercial, 57 acres of school sites, 210 acres of parks and open space and a two-acre utility site. This application has been revised to reflect a change in water and wastewater service providers. Instead of Cherokee Metropolitan District, Sterling Ranch Metropolitan District will provide water, and Woodmen Hills Metropolitan District and Paint Brush Hills Metropolitan District will provide wastewater service. The property is located generally east of Vollmer Road and north and south of the proposed extension of Briargate Parkway. REVISIONS TO THE LAND DEVELOPMENT CODE

Request by Development Services to revise the Land Development Code (adopted October 12, 2006, implemented April 2, 2007) including typographical corrections, clarifications, and other changes to all chapters except Chapters 3 and 10, and to make any conforming amendments to the Land Development Code. The Land Development Code (LDC) includes the Zoning Resolution and Subdivision Regulations of El Paso County.

REVISIONS TO THE LAND DEVELOPMENT CODE

Request by Development Services to revise the Land Development Code Chapter 6.2.9 (adopted October 12, 2006, implemented April 2, 2007) regarding Off-Premise Signs clarifying the requirement to utilize a billboard credit to increase sign size above 245 square feet and providing that existing off-premise signs may be increased in size up to 245 square feet without being considered an expansion, and to make any conforming amendments to the Land Development Code. The Land Development Code (LDC) includes the Zoning Resolution and Subdivision Regulations of El Paso County.
