Request by Tiffany Sinclair for preliminary plan approval of the Jor-Ian Ranch Estates development. The proposed 40-acre subdivision is in the RR-5 (Residential Rural) District. The proposed subdivision includes seven (7) single-family lots with a minimum lot size of five (5) acres. Request by Joe and Mary Preston and Falcon Prairie Properties, LLC for Preliminary Plan approval of the Falcon Prairie Estates development. The proposed 71.28-acre subdivision is in the RR-5 (Rural Residential) District. The subdivision includes 13 single-family lots, with a minimum lot size of five acres. Lots #1, #7 and #8 front Garrett Road (section line road) and have a minimum lot size of approximately 4.90 acres. The property is located approximately 1.5 miles east of the intersection of Blaney Road and Garrett Road on the north side of Garrett Road. These parcels are within the Falcon/ Peyton Comprehensive Planning Area.

WAIVER: The applicants are requesting a waiver of Chapter 8, Section 8.4.3 (C)(2)(e) of the El Paso County Land Development Code, where all subdivisions and lots created must front upon a public street accepted for maintenance by El Paso County or other public entity.

The proposed district is located north of Woodmen Road between Vollmer Road and Meridian Road. The primary purpose of the district is to finance and construct Stapleton Road from Meridian Road to Black Forest Road.

Request by HPT LLC and Cathedral Pines by Kings Deer LLLP for amended PUD approval of Cathedral Pines. The proposed approximate 161-acre PUD amendment plan is in the PUD (Planned Unit Development) zone district. The PUD plan includes 13 additional single-family lots with a minimum lot size of 2.5- acre sites, ark and open space. The property is located west of Milam Road and north of the Black Forest Regional Park and is within the Black Forest Preservation comprehensive planning area.
