Request by Falcon Fire Protection District for approval of a Subdivision Exemption to create a 2.465-acre parcel to be utilized for the Falcon Fire Department. The property consists of 5.5 acres and is in the RR-3 (Rural Residential) District. The property is located northwest of the Meridian Road and Highway 24 intersection within the Falcon/ Peyton Comprehensive Planning Area. (Schedule No. 53124-00-003)

WAIVER #1: The applicant is requesting a waiver of Section 49.2.J.4 of the
El Paso County
Land Development Code for double frontage and reverse frontage lots. This is requests is for lots 4, 128, 134, 135, 136, 144, 145, 146, 148-166, 271-274.
WAIVER #2: The applicant is requesting a waiver of Section 49.2.C.3.b.7 of the El Paso County Land Development Code. The waiver is requested to allow more than 10 lots on a non-through street for Bear Track Court, Moonshine Drive, Red Eye Court, Lava Rock Court, Gulch Court and Tucan Court.
WAIVER #3: The applicant is requesting a waiver of Section 49.2.I.5 of the El Paso County Land Development Code for maximum block length of 1500 feet. This is request is for Mallet Drive, Moonshine Drive, Bear Track Court, Lava Rock Court, Gulch Court, Red Eye Court
Deviation #1: The applicant is request a deviation of Section 2.2.7.B of the Engineering Criteria Manual for pavement of the cul-de-sacs.
