Request by Chuck Stewart for approval of a three-lot Minor Subdivision on 36.29 acres in the RR-3 (Rural Residential) District. The property is located approximately ¼ mile south of the intersection of Black Forest Road and Hodgen Road on the east side of Black Forest Road. The property is not addressed at this time. WAIVER: Applicant also requests a waiver from Section 49.2 C.3.a. of the El Paso County Land Development Code which requires all lots created by the subdivision process to have a minimum of thirty (30) feet of frontage upon a public street accepted for maintenance by El Paso County.

The request is to change the 35 acres (Tract 14) from open space and school, to school and single-family residential; to change the 23 lots east of Tract 14 to smaller single-family lots, and to change a five-acre site from park, fire and police station to park. The property is located south of Drennan Road, west of the proposed Meridian Road and one mile north and south of Bradley Road and is within the Highway 94 Comprehensive Plan.
