A request by Vernie Houtchens and Gary Nanninga for a variance to permit a setback of fifty (50) feet where one hundred fifty (150) feet are required when adjacent to a residential zoned district. The property is currently zoned PID (Planned Industrial) District and is a part of a Vacation and Resubdivision of "Latigo Business & Research Center Filing No. 1" and a portion of the W2 of Section 1, Township 13 South, Range 65 West currently in process in the Planning Division. Also requested is a variance to permit a lot coverage of 40% where the allowance is 35%. The property, currently identified by Assessor's Tax Schedule number 53000-00-474 is located northwest of the Town of Falcon, north of Woodmen Road, west of Meridian Road, and east of Falcon Meadows Subdivision in Eastern El Paso County. The property is located within the Falcon/ Peyton Comprehensive Planning area.
