(No Property will be Rezoned to the R-4. C-1. C-2 or M Districts)
C-2 Commercial District
A.
PURPOSE
This
district is established for the purpose of providing for large commercial
activities.
B.
PERMITTED PRINCIPAL USES
1.
All principal uses permitted in the C-1 Commercial
District
2. Auction *2
3. Bottling Works *2
4. Canvas Products (fabrication)
5. Coal Business *3
6. Drive-in Business & Theater
7. Feed and Seed Store
8. Food Processing (retail
and wholesale)
9. Fur Farm *2
10. Garage *9
11. Heavy Equipment (sales, supplies & storage)
12. Lumber Yard
13. Warehouse (except flammable material)
14. Wholesale Business
C.
USES REQUIRING SPECIAL APPROVAL (SPECIAL USES)
1.
All Special Uses permitted in the C-1 (Commercial)
District
2. Fuel Sales (wholesale) & Storage
3. Light Industry
4. Light Manufacturing
5. Livestock Sales Yard
6. Mineral Resource Extraction (See §§35.8 and
35.13)

DEVELOPMENT REQUIREMENTS*
*1.
For those uses containing a footnote, please refer
to Section 35.5 for additional development requirements.

Those uses identified with a pound sign (#) are secondary uses
to be conducted in conjunction with Principal (Primary) Uses.
3.
Minimum lot area: None.
4.
Maximum structural height: Fifty (50)
feet.
5.
Minimum width: None.
6.
Setback requirements:
a.
Front yard: Fifteen (15) feet.
b. Side yards: See requirements
for walls. Where adjacent to a residential district, the standards
of that district shall apply.
c. Rear yard: Twenty (20) feet
except where adjacent to a residential zone. The standards of
the more restrictive district shall apply.
d. Corrals & stables: Fifty
(50) feet from all property lines.
e. Gasoline pumps: Fifteen (15)
feet from any street.
f. Stands: Thirty-five (35)
feet.
7.
Walls
a.
If there is no side yard, the side wall of the building
shall be constructed of four (4) hour fire resistant material.
If there is a side yard, it shall be at least three (3) feet.
b. If the side wall material is less than four (4)
hour fire resistant material, the side yard shall not be less
than five (5) feet where this district adjoins any district
other than a residential district.

MAINTENANCE PLAN
A
maintenance plan conforming to the requirements of Section 38 shall
be approved by the Director of the Development Services Department
prior to the issuance of any building permit, if applicable.

I.
PLATTING
No
building permits shall be applied for or granted on any portion
of property which is currently zoned C-2 (Commercial) District until
and unless the property is platted in accordance with the El Paso
County Land Development Code, as amended, unless otherwise exempted
by Statute.
If
a property, at the time of its creation, was established in accordance
with all applicable El Paso County subdivision regulations, platting
of said property is not required for the authorization by the Development
Services Department for the issuance of a building permit. It shall
be the responsibility of the person(s) seeking such authorization
to submit the necessary documentation to the Development Services
Department to substantiate the legal creation of the property.
J.
DISCONTINUANCE OF ZONING OR REZONING
1.
No land in the unincorporated portion of El Paso County shall
be zoned or rezoned to C-2 (Commercial) District on or subsequent
to May 1, 1991.
2.
All land in the unincorporated portion of El Paso
County zoned C-2 (Commercial) District on or before May 1, 1991,
shall remain so zoned and subject to all the provisions of said
zone district until such time as said land is either rezoned to
another valid zone district or annexed to a municipality.
