A-35    Agricultural District

A. PURPOSE

This district is established to accommodate rural communities and lifestyles, including the conservation of farming, ranching and agricultural resources.

D. ACCESSORY USES

1. Refer to Section 35.1

2. Rural Home Occupations and Home Occupations as provided in Section 35.6.

3. Dwelling(s), single family, or mobile home(s) for person(s) principally employed at or engaged in the operation of the farm, ranch, dairy or fur farm.

4. One additional dwelling, single family, or mobile home that may be occupied by the immediate family of the owner or tenant of the property or used for rental purposes.

E. DEVELOPMENT REQUIREMENTS

1. Those uses containing an asterisk (*), refer to the corresponding number in Section 35.5 for additional development requirements.

2. Those uses identified with a pound sign (#) are secondary uses to be conducted in conjunction with Principal (Primary) Uses.

3. The total number of residences permitted by this section shall not exceed one (1) unit per five (5) acres.

4. Minimum lot area: Thirty-five (35) acres

Regardless of nonconforming lot or parcel status, the following minimum lot area sizes are required:

35 Acres - Farm; Ranch; Dairy; Fur Farm; Livestock Feed and/or Sales Yard

10 Acres - Commercial Stable; Kennel; Truck Farm

5 Acres - Aviary; Fuel Storage; Greenhouse; Wholesale Nursery; Religious Institution

5. Maximum structural height: A structural height of thirty (30) feet at the twenty-five (25) foot setback; and a maximum structural height of one hundred (100) feet if located at least one hundred (100) feet from all property lines.

6. Minimum width at front building setback line: Five hundred (500) feet.

7. Setback requirements:

a. Front yard: Twenty-five (25) feet.

b. Side yard: Twenty-five (25) feet.

c. Rear Yard: Twenty-five (25) feet.

d. Stables & corrals: Fifty (50) feet from all property lines except loading facilities may be located adjacent to a road right-of-way where loading/ unloading of animals takes place.

e. Agricultural stand: Thirty-five (35) feet from all property lines.

f. Livestock feed and/or sales yard: Two hundred (200) feet from all property lines except loading facilities may be located adjacent to a road right-of-way where loading/ unloading of animals takes place.

g. Kennels, pens and fur farms: Two hundred (200) feet from all property lines.

F.   GENERAL DEVELOPMENT REQUIREMENTS

2.   Advertising Devices - Refer to Section 35.4.
