Chapter IV - Section 5

F - Forest & Recreation District

A.   PURPOSE

This District is established for the purpose of efficiently using land to conserve forest resources, protect the natural environment and preserve open space.

B.   PERMITTED PRINCIPAL USES - MINIMUM LOT SIZE OF 5       ACRES

     4.  Dwelling, Single Family
     5.  Group Home *10

    11. Tower, Private (See §35.11) #

D.   ACCESSORY BUILDINGS AND USES

    1.   Refer to Section 35.1.

    2.   Home occupations as provided in Section 35.6.

    3.   Single-family dwelling(s) for person(s) principally employed at or engaged in the operation of the farm or ranch. The total number of residences on a Farm or Ranch shall not exceed one (1) unit per five (5) acres.

E.   DEVELOPMENT REQUIREMENTS

    1.   Those uses containing an asterisk (*), refer to the corresponding number in Section 35.5 for additional development requirements.

    2.   Those uses identified with a pound sign (#) are secondary uses to be conducted in conjunction with Principal (Primary) Uses.

    3.   There shall only be one (1) Principal (Primary) Use conducted on a lot or parcel of land. Certain child care facilities, adult care homes, group homes, farm, ranch, or wholesale nurseries may be conducted in conjunction with a residential dwelling, hospital, and religious institution, as appropriate in accordance with these Zoning Regulations.

    4.   Maximum percentage of structural coverage of lot: Twenty-five (25) percent.

    5.   Maximum height: Thirty (30) feet.

    6.   Minimum width at front building setback line: Two hundred (200) feet.

    7.   Setback requirements:

      a.   Front yard: Twenty-five (25) feet.
      b.   Side yard: Twenty-five (25) feet.
      c.   Rear Yard: Twenty-five (25) feet.
      d.   Stable & corral: Fifty (50) feet from all property lines.
      e.   Agricultural stand: Thirty-five (35) feet from all property lines.

    8.   In the event that the land to be partitioned, platted, sold or zoned is burdened by a county road on a section line road along any of its sides, then, and in that event only, the lot width and acreage requirements shall be:

      Five (5) acre lot:       Lot width minimum: 165 feet
                                      Minimum lot area: 4.75 acres.

    2.   Advertising Devices - Refer to Section 35.4.
