LAND DEVELOPMENT CODE

Chapter IV - Section 22

PID   Planned Industrial District

A.   PURPOSE

    This district is established for the purpose of providing for light industrial and manu-facturing activities. The uses within this zone should be, to a considerable extent, clean, quiet and free from objectionable or dangerous nuisance or hazard.

B.    PERMITTED PRINCIPAL USES

    1.   Flammable Material Storage # *17
    2.   Laboratory
    3.   Light Manufacturing
    4.   Public Park & Open Space
    5.   Trucking & Motor Freight Terminal
    6.   Tower, Private (See §35.11) #
    7.   Vehicle and Boat Storage Yard
    8.   Warehouse, Including Mini-Warehouse

C.   USES SUBJECT TO SPECIAL REVIEW (SPECIAL USES)

      1.   Auto Repair Garage *9
      2.   Flammable Material Storage # *17
      3.   Emergency Facility
      4.   Hazardous Material Storage  #
      5.   Health Club
      6.   Infectious Waste Transfer Facility (See Chapter VI)
      7.   Mineral Resource Extraction  (See §§35.8 and 35.13)
      8.   Office
      9.   Retail Sales *15
    10.   Tower, Private (See §35.11) #
    11.   Tower, Transmission (See §35.11)
    12.   Truck (Under Five-Ton) and Recreational Vehicle Repair Garage

D.   ACCESSORY BUILDINGS AND USES

    1.   Refer to Section 35.1.

    2.   Office, when in conjunction with one of the above permitted uses.

    3.   Outside storage operated in conjunction with and accessory to a Permitted Principal Use shall be subject to Additional Development Requirements contained in Sections 35.5, 18 and 35.12, L.

E.   DEVELOPMENT REQUIREMENTS

    1.   Those uses containing an asterisk (*), refer to the corresponding number in Section 35.5 for additional development requirements.

    2.   Those uses identified with a pound sign (#) are secondary uses to be conducted in conjunction with Principal (Primary) Uses.

    3.   Minimum zone district area:    Twenty (20) acres.

    4.   Minimum lot size:    One (1) acre. There is no minimum lot size for individual units within a building to be sold or conveyed in accordance with El Paso County Subdivision Regulations. The building, however, shall be located on a minimum one (1) acre lot.

    5.   Maximum percentage of structural coverage of lot:    Thirty-five (35) percent.

    6.   Maximum structural height:    Forty-five (45) feet.

    7.   Setback requirements:

      a.   Front yard:    Fifty (50) feet.
      b.   Side yards:    Thirty (30) feet.
      c.   Rear yard:     Fifty (50) feet.
      d.   Minimum building setback distance from any adjoining residential zone district setback is one hundred fifty (150) feet.

    Setbacks established herein do not apply to individual units within a building that is to be sold or conveyed in accordance with El Paso County Subdivision Regulations. Any project developed in this fashion, the setbacks required by this paragraph E. of this section shall only apply to the perimeter of the building.

    8.   Vehicle/boat storage shall be subject to additional development requirements contained in Sections 35.5, 18 a. 3) and 4), and b. 1) and 2); and 35.12, L.

F.   PLOT PLAN

    A plot plan conforming to the requirements of Section 37 shall be approved by the Development Services Director prior to the Development Services Department's authorization for the issuance of any building permits.

G.   MAINTENANCE PLAN

    A maintenance plan conforming to the requirements of Section 38 shall be approved by the Development Services Director prior to the Development Services Department's authorization for the is-suance of any building permits, if applicable.

H.   GENERAL DEVELOPMENT REGULATIONS

    1.   Off-street Parking - Refer to Section 35.3
    2.   Advertising Devices - Refer to Section 35.4
    3.   Landscaping Requirements - Refer to Section 35.3, B. 2. and 35.12

I.   PLATTING

    No building permits shall be applied for or granted on any portion of property which is currently zoned PID (Planned Industrial) District until and unless the property is platted in accordance with the El Paso County Land Development Code, as amended, unless otherwise exempted by Statute.
