Description of Area: Approximately
153 square mile area in north central El Paso County east of
the Black Forest. Characterized primarily by high plains ecosystems.
Includes the historic railroad town sites of Falcon and
Peyton. Predominantly rural-residential and agricultural. Current
population of about 4,500.

advisory committee comprised of area property owners.

Planning Issues: Management
of fairly rapid growth; preservation of natural environment
and rural values; protection of ground water supplies; and planning
for transportation.

Plan Format: Text which
includes area profile, development context and plan element.
Plan consists of topical policies and separate land use scenarios
for eight defined sub-areas.
Key
Policy Elements: Development
scenarios for each sub-area are variable and reflect site-specific
opportunities, constraints and planning context. Urban density
development is proposed and recommended only in a few areas
including the Falcon town site. A high priority is placed on
protection of ground water quality and quantity.

The advisory committee
disbanded upon adoption of this plan; land development requests
in the western part of the planning area are now routinely sent
to the Falcon Property Owners Organization for their input.
