Adoption Date:  1989 

General Description of Area:  An approximately 130 square mile area centered around the community of Ellicott located at the intersection of Highway 94 and Ellicott Highway.  Characterized by open plains oriented toward Upper Black Squirrel Creek. Land uses include rural home sites, mobile home clusters, irrigated agricultural operations and dry land grazing. Current population is about 2,000. 

Committee Structure/Process:  Board-appointed advisory committee comprised of area property owners. 

Key Planning Issues:  Promotion of economic development, planning of the transportation network; the potential impact of development related to Falcon Air Force Base (to the west) and a possible future Front Range Toll Road following the Peyton Highway alignment. 

Basic Plan Format:   Text only, with inventory maps. No plan map which depicts site specific land uses. Topical policies implemented through a textual "growth management" planning scenario. 

Key Policy Elements:  Plan generally accommodates growth in the area if it is compatible, logical and provides for adequate facilities and services. 

Other:  The easternmost 20 square miles of the Highway 94 Planning Area were incorporated into this area.  Because much of this planning area is unzoned, this document has limited planning application in practice.
